Based on the initial modeling, Under the Sun’s Cottage Plus will be constructed using scenario A (click on link above to view chart) but will be wired for scenario E, a future net-zero home.

The HERS index of 36 indicates increased energy efficiency, meaning the cottage plus is modeled to be 64% more energy efficient than a standard new home (HERS index of 100).  According to the U.S. DOE, a “typical resale” home scores 130. In the case of energy efficiency, the lower the HERS number the better.

The NY HERS score is the opposite – - the higher number indicates a better score. The cottage plus scenario A scores a 92.8 – an “A” according to the Princeton Review, with a 3.8 GPA. A perfect score of 100, 4.0 GPA,  (net-zero) can be earned with the addition of a 7.5K solar array.

The total estimated annual energy costs (heat, AC, HW, light and appliances) for scenario A equals about $151/month without solar panels – about the same cost as a cable/Internet/phone package from a local cable company. The actual numbers could be more or less depending on individual habits and actual usage. The addition of solar panels erases all energy costs, even here in the Northeast.



Baseline Energy Rating

Many thanks to energy rater Matt Evans (Newport Ventures, Inc.) for compiling baseline data for the cottage plus. Detailed house plans and specs can be rated for energy efficiency before the house is actually built, so changes and improvements can be made. In the case of the cottage plus, switching from a standard (and well-insulated) electric hot water heater to an air source hybrid water heater, saving nearly $500 per year in hot water costs, was a no-brainer.

According the data provided by Matt, the cottage plus is on track to become an Energy Star® and DOE Zero Energy Ready qualified home.
