The excavation work was completed on September 19 and the first of two deliveries of lumber arrived on Saturday, Sept. 20. The pressure treated bottom plates were secured over an open cell structural gasket and acoustical sealant, designed to create an air tight barrier at the wall/foundation juncture.
With the power, cable and phones lines run through conduit from the service panel into the utility room location (center area of foundation), and the pitless adapter installed and water line run from the well, the trenches can be backfilled and graded.
Kevin and Jacki agree this day, September 10, was probably the most stressful in their 34 years of knowing each other. Completing the foam board application and laying the 6 mil poly was done before the masons arrived around 10:30. Then it was all hands on deck to create the rebar grid over the entire foundation before the pour, which had been scheduled by the mason to begin at 11:30. It was a lovely day; sunny, blue sky and a bit breezy. Actually, it was really windy, with an occasional gust; one that took EVERY carefully placed piece of 2x8 foam board around the entire house perimeter and lifted them into the air. Some were lifted higher than others. It was an amazing sight to watch. Once the blue board was retrieved, the 6" EPS foam board was then applied without much difficulty.
To expedite the foundation process, piers for the front and rear porch, and carport were trenched, boxes formed, concrete mixed by hand and applied, and posts set and back-filled prior to the slab pour.
Passive radon mitigation pipes were embedded in the sand around the perimeter of the foundation, and will be vented through the roof. Installing this type of voluntary system during the foundation process will channel any potential radon gas away from the living space.
3" of sand was applied over the tamped gravel around the rough plumbing, in preparation for the 6" foam board. The tamping process was tedious and took several days. Many thanks to Paul for his assistance and diligence.
